Monthly Report #20
EXECUTIVE SUMMARY
During the month of June the following significant construction activities
continue or have been achieved:
- MEPS Trade Contractors have begun the start and testing of their respective installed systems, i.e., Roof Top Units; Chillers, Cooling Towers, Pumps, VAV Boxes, etc.
- Testing is now completed on the chilled and hot water piping;
- Installation of electrical conduits are substantially completed this period;
- Installation of aluminum window, curtainwall frames, glazing and metal panels continued this period;
- Drywall and Painting completed at stair “B”;
- Lite gage framing and drywall continues this period on the west side of the first floor;
- Installation of branch feeder wiring substantially completed this period;
- Continued installation of the Exterior Metal Panel System;
- Interior painting on the first floor continues this period;
- Installation of acoustical ceiling grid systems continues on the first floor;
- Cabling for the Data and Telephone systems continues on the third floor and the first floor this period;
- Installation of revised storm and sewer structures as mandated by the Bridgeport WPCA is now completed;
- Carpet and Resilient Tile installation continues on the second floor and third floors;
- Site Development activities continues this period with the installation of the site concrete walkways on the east and south elevations and site light bollards on the east side;
During the month of July the following significant construction activities will commence or continue:
- Continued start up and testing of the mechanical and electrical systems;
- Continued interior painting on the first floor;
- Continued installation of acoustical ceiling grid systems on the first floor;
- Continued installation of the cabling for the Data and Telephone systems.
- Continued installation of the cabling for the AV Systems.
During this reporting period the General Contractor updated the Construction Schedule for Beacon Hall with a Data Date of July 1, 2008. This schedule indicates that the “Substantial Completion” will now be achieved during the week of September 25th. This is slip of about twelve (12) weeks from the original date of July 5 and represents a four (4) weeks slip from our last report.
It is very evident that both the second and third floors will be completed in time for the College’s occupancy at the end of August. In regards to the completion of the first floor, a plan is underway to identify and focus on completing those areas that are necessary to be completed for the College’s use for opening day.
The General Contractor, Construction Administrator, and DPW continue to evaluate the construction schedule and associated activities to be sure that every avenue is being taken advantage of. To that end, the Owner has authorized that the Electrical Contractor add a Foremen and work overtime as it relates to the completion of the Fire Alarm system. In addition, as soon as the above ceiling inspections are completed and approved for second floor and third floors, the acoustical ceiling contractor will “blitz” the floor with manpower on an overtime basis to get the tiles installed.
The Construction Administrator continues to meet throughout the month with the Project Team chairing the Owner’s Meetings and participating in the General Contractor’s Subcontractor Coordination Meetings.
